Oak Hill Herndon Real Estate Market Information

The market did a bit better this week. We had 6 new homes come on the market this week. We have 53 single family homes on the market in Oak Hill/Herndon. Two were on the market for less than 5 days and 2 were on the market over 120 days. Both houses had reductions of $35,000 before the received contracts so the market is still very soft for sellers. The market did well this week but the inventory remains high. I think the key to this Spring market is get your house in tip top shape and price it right and it will go - otherwise, you will sit for a bit. We had 10 new homes come on the market so you can see it is less than last week.  The market has peaked and will continue a slow decent down on number of new listings as we get into June. It seems to be a very strange market this week. I have spoken to a lot of agents and they say their listings are not moving. This week, we had 9 new homes come on the market and we had 47 single family homes on the market in Oak Hill Herndon. The market absorbed the large number of new listings last week. To see the new homes, click http://mrislistings.mris.com/DE.asp?ID=62059725140. We had 11 homes sell this week but 9 of them were over $600,000. 11 is a great number. I have seen at least 3 houses in the 700,000 range get multiple contracts this week but the under $600,000 is not moving so well - very odd. Usually the lower end of the market does better. Both of the under $600,000 that sold this week were my listings. It took a lot of negotiations to get a fair price for the seller. Usually, if the market is hot, when the seller counters the buyer, they take the counter because they are concerned someone else will snap it up. They should dramatically increase in the month of April. We should see 12 to 25 houses come on the market each week through April and then start tapering off as we get into May.
