The market continues to be tight for buyers and strong for sellers. In October, we have 30 active single family homes on the market ranging from $439,000 to $1,400,000. The market continues to do well through the summer. It looks to me like we are going to continue to have low inventory throughout this year and into next year. Usually, during the summer, the inventory increases to at least the 60s and it never got out of the 40s so far this year. The market continues to do well for sellers. The lower end of the market has gone up significantly in price this year. Houses that were selling in the 425,000 range are not at 475,000 range. The market continues to be very strong for sellers. I put a townhouse on the market this last weekend and the home received 7 contracts and went $20,000 over list price. The market is still pretty hot but it may be starting to slow down as it gets into the end of school, prom and graduation. Hopefully, May will be as strong as April.
